Residents in Las Vegas Valley apartments fear for their safety as management fails to address maintenance issues

Residents of Bella Estates, an apartment complex in the southeast Las Vegas valley, are expressing concerns about their safety due to the management team’s failure to address maintenance issues promptly. According to these residents, the apartment complex still bears remnants of the recent flooding, causing a sense of insecurity among the tenants. Melissa Sparling, one of the affected residents, shared a distressing video that captured her ceiling leaking just before she and her family were evacuated.

The property management team, Advanced Management Group (AMG), relocated Sparling’s family to their sister property while the necessary repairs were carried out. However, when Sparling returned to her apartment after receiving a notice stating that it was ready for occupancy, she discovered damaged ceilings and black mold. Frustrated by the lack of concern shown by management, Sparling captured a video of her husband discussing the mold issue with maintenance staff. In the video, one worker can be heard saying, I understand we are painting it.

This problem is not exclusive to Sparling, as several other residents at Bella Estates have voiced similar concerns about the property’s condition. One resident, who requested anonymity, mentioned a strong smell of mold within her apartment. Shortly after, Keye McNair approached the scene with pictures showing a large hole in her ceiling resulting from the rain. McNair emphasized the urgent need for assistance from management and pleaded for the necessary repairs to be carried out promptly.

8 News Now reached out to AMG for comment by sending an email and visiting the leasing office. However, despite these efforts, no official response was provided. When asked about the mold issue and any related complaints, the leasing office personnel declined to comment and directed further inquiries to the corporate office, providing the same email address as contact information.

In Nevada, mold is considered a non-essential issue; however, landlords are obligated to address it promptly. According to the Southern Nevada Health District, landlords have 14 days to resolve mold-related problems. Failing to do so can lead to legal action by tenants.

The situation at Bella Estates highlights the importance of prompt and efficient property management in ensuring the safety and well-being of tenants. It is crucial for management companies to take residents’ concerns seriously, addressing maintenance issues promptly and creating a safe living environment for all. Failure to do so can not only lead to increased tenant dissatisfaction but also legal ramifications. The affected residents at Bella Estates deserve the attention, care, and resolution they need to alleviate their fears and ensure a comfortable living experience in their apartments.
