Younger Partners Acquires Former Fred’s Texas Cafe Site – cravedfw

Younger Partners, a leading full-service commercial real estate firm based in Dallas, has made a significant acquisition in Fort Worth. The firm has successfully acquired the site previously occupied by Fred’s Texas Cafe, located at 915 Currie Street adjacent to Artisan Circle. With this strategic move, Younger Partners expands its footprint in the vibrant Artisan Circle, a mixed-use urban village in the heart of Fort Worth’s cultural district. The newly acquired property spans an impressive 6,501 square feet.

While Younger Partners remains undecided on a specific redevelopment plan for the site, their vision extends beyond property lines. Kathy Permenter, co-managing partner of Younger Partners, expressed their commitment to fostering growth, creating value, and ensuring that Artisan Circle becomes an even more integral part of Fort Worth’s Cultural District. According to Permenter, this acquisition presents exciting possibilities for the neighborhood and allows Younger Partners to play a key role in its continued development.

Artisan Circle, acquired by Younger Partners in August 2022, covers five city blocks in Fort Worth’s Southeast quadrant, extending from University Drive and West 7th Street to Foch Street on the east and Morton to the south. Younger Partners recently unveiled a comprehensive revitalization plan for Artisan Circle, which focuses on enhancing the area with new gathering spaces, improved wayfinding, updated signage, and enhanced accessibility.

The urban village, already home to over 25 upscale dining, wellness, and entertainment options, is set to welcome new restaurants and retailers by the end of the first quarter of 2024. This emphasizes the ongoing growth and development within Artisan Circle and further solidifies its role as a thriving cultural and commercial hub within the city.

Younger Partners’ acquisition of the former Fred’s Texas Cafe site not only expands their presence in Artisan Circle but also highlights their commitment to making positive changes within the community. As this Dallas-based commercial real estate firm continues to shape and enhance the fabric of Fort Worth’s Cultural District, residents and visitors alike can anticipate exciting developments to come.
