Aiken County Acquires 1,800+ Acres for New Industrial Park, Boosting Manufacturing Industry and Job Creation, US

Aiken County in South Carolina is taking significant steps to boost its manufacturing industry and create new job opportunities. The county, in collaboration with the Western SC Economic Development Partnership, has acquired over 1,800 acres of land for the development of a new industrial park in the eastern section of the county. The purchase of approximately 1,500 acres in the Huckleberry Finn Road area was finalized on August 28th, 2022, for a total of $4,057,560. This follows the previous acquisition of a 400-acre tract on Wire Road at a cost of $2.4 million. The development of the industrial park will involve the construction of an entry road, as well as the necessary infrastructure for water, sewer, and electricity. The location of the new industrial park near Interstate 20 makes it easily accessible for businesses and enhances its potential as a hub for manufacturing activities.

Aiken County’s efforts to expand its industrial park are critical as the existing inventory of large industrial park sites is currently limited. The availability of 40 to 50-acre sites falls short of meeting the demand for larger plots of land, ranging from 75 to 100 acres or more. In the 2022-2023 fiscal year, established companies such as Central States Manufacturing Inc. and Palmetto Gourmet Foods made significant investments totaling over $100 million and created more than 500 new job opportunities. Central States Manufacturing Inc., based in Aiken County, specializes in producing metal roofing and siding, while Palmetto Gourmet Foods, headquartered in Saluda County, is a prominent producer of ramen noodles. These investments and job creations demonstrate the region’s favorable business environment and its appeal to manufacturers.

During the 39th annual meeting of the Western SC Economic Development Partnership, Jay Garner, president and founder of Garner Economics LLC, discussed the factors that companies consider crucial in the site selection process. According to a list compiled by Area Development magazine, the cost of labor ranked as the top priority. Quality of life ranked second, surpassing factors such as the availability of skilled labor, energy availability, construction costs, and tax exemptions. Garner emphasized that quality of life encompasses various aspects, including education statistics, crime rates, healthcare availability, and the overall charm of a community.
